During the legal hours of sales on, Tuesday, February 3, 2026, the same being the first Tuesday of the month, the following described property will be sold at the Baldwin County Government Building, 1601 North Columbia Street, suite 210, Conference/Training Room A in Milledgeville, Baldwin County, Georgia, which is the legal place designated for Sheriff's Sales. Horace S. Landford, Joy L. Bailey, Dan Vaughn, Rodney Vaughn, and Brandy Wright, are identified as the person in possession with any other person(s) who may be in possession claiming through same. The Respondent property address is 147 Swint Ave, Milledgeville, Georgia, 31061, Tax ID Parcel No. M45-034 the same being Exhibit "A" in above Case and made part hereof as follows:
All the lot or parcel of land, together with all permanent improvements located thereon on the west side of that paved road which is now called Swint Avenue, approximately one-half mile south from the southwesterly limit line of the City of Milledgeville in the 321st GMD, Baldwin County, Georgia, the former homeplace lot of the late Miss Anna Belle Pendleton, it being all of Lot 8 of the Latimer Subdivision, which plat was made by John F. Carey, Surveyor, on May 15, 1930, as recorded in Deed Book 13, page 354, said records which plat is hereby incorporated by reference in aid of this description. Lot No. 8 of said subdivision is generally bounded either now or formerly as follows: on the north 185 feet by Lot 9 in said subdivision, which lot is the homeplace lot of Mrs. Trecer C. and Julian K. Driggers; on the east 75 feet by the west property line of said Swint Avenue; on the south 185 feet by Lot 7 in said subdivision, which was now or formerly owned by Robert L. Garland; and on the west 75 feet by a part of Lot 4 of said subdivision, which is now or formerly owned by Mrs. Trecer C. and Julian K. Driggers.
This is the same property conveyed from O.T. Pounds to Horace S. Langford and Marian Langford by that Warranty Deed dated September 13, 1977, and recorded in Deed Book 125, page 397, Baldwin County records. Marian Langford's interest in said property was conveyed to Joy L. Bailey, Dan Vaughn, Rodney Vaughn, and Brandy Wright by that Executor's Deed dated June 26, 2015, and recorded in Deed Book 1206, pages 404-405, said records.
Together with all rights, title, and interest running with the above-described property but not taxed under a separate tax reference number as delineated on the tax maps of the Petitioner for the year(s) for which taxes are being foreclosed.
This property will be sold for the minimum bid price, which is the amount of delinquent taxes and accrued interest and penalties as of the date of the Order authorizing the Sale, together with all costs of foreclosure and subsequent interest and penalties, if any, through the date of the sale, plus an additional amount as ordered by the Superior Court of Baldwin County at a hearing on October 24, 2025.
