During the legal hours of sales on, Tuesday, August 6, 2024, the same being the first Tuesday of the month, the following described property will be sold at the Baldwin County Government Building, 1601 North Columbia Street, suite 210, Conference/Training Room A in Milledgeville, Baldwin County, Georgia, which is the legal place designated for Sheriff's Sales. Willie Lee Frazier, Johnny Mark Frazier, and Ira Lee Solomon, is identified as the person in possession with any other person(s) who may be in possession claiming through same. The Respondent property address is 104 Vernogden Lane, Milledgeville, Georgia, 31061, Tax ID Parcel No. 108A-025 the same being Exhibit "A" in above Case and made part hereof as follows:
All that certain tract or parcel of land situate, lying and being in the 115th G.M. Baldwin County, Georgia, and being generally bounded as follows: On the North a distance of 117 feet by Vernogden Lane; on the East a distance of 128.05 feet by other lands of Ogden; on the South a distance of 100 feet by other lands of Ogden; and on the West a distance of 125.47 feet by other lands of Ogden. The tract herein conveyed is more fully described by reference to a plat by Sherald G. Sharp, G.R.L.S. No 2044, dated October 20, 1980 and recorded in the Office of the Clerk of the Superior Court of Baldwin County, Georgia in Deed Book 160, page 344.
This is the same property conveyed from Johneita Little, as Administratrix and Personal Representative of the Estate of Jimmy Lee Frazier to Johneita Little, Willie Lee Frazier, and Johnny Mark Frazier by that Administrator's Deed dated December 19, 2003, and recorded in Deed Book 689, pages 452, Baldwin County records. Johneita Little conveyed her interest in the property to Mary Ellen Solomon by that Quit Claim Deed dated January 3, 2011, and recorded in Deed Book 1045, page 499, said records. Mary Ellen Solomon conveyed her interest in the property to Ira Lee Solomon by that Quitclaim Deed dated May 20, 2016, and recorded in Deed Book 1239, page 409, said records.
Together with all rights, title, and interest running with the above-described property but not taxed under a separate tax reference number as delineated on the tax maps of the Petitioner for the year(s) for which taxes are being foreclosed.
This property will be sold for the minimum bid price, which is the amount of delinquent taxes and accrued interest and penalties as of the date of the Order authorizing the Sale, together with all costs of foreclosure and subsequent interest and penalties, if any, through the date of the sale, plus an additional amount as ordered by the Superior Court of Baldwin County at a hearing on April 5, 2024. /s/ Cathy F.
