During the legal hours of sales on, Tuesday, August 4, 2026, the same being the first Tuesday of the month, the following described property will be sold at the Baldwin County Government Building, 1601 North Columbia Street, suite 210, Conference/Training Room A in Milledgeville, Baldwin County, Georgia, which is the legal place designated for Sheriff's Sales. Annie Clyde Duncan, Eddie Brown, Clement Foston, Mary Reeves and Arthur Brown, are identified as the person in possession with any other person(s) who may be in possession claiming through same. The Respondent property address is 1001 N. Wilkinson Street, Milledgeville, Georgia, 31061, Tax ID Parcel No. M79-116 the same being Exhibit "A" in above Case and made part hereof as follows:
All that tract or parcel of land situate, lying, and being in the City of Milledgeville, 320th GMD, Baldwin County, Georgia, and the same comprising a part of Lot Number Three (3), in Square Number Thirty-Six (36), according to Dr. Mitchell's official map and plan of said City, and the same containing one-fourth (1/4) acre, more or less, and being now or formerly bounded as follows: On the north by lands of W.F. Steel; on the east by lands of J.F. Boddie; on the south by Grady Street; and on the west by North Wilkinson Street.
This is the same property conveyed from W. Sam Edwards, as Executor of the Last Will and Testament of Annie Brown, deceased, to Annie Clyde Duncan, Eddie Brown, Clement Foston, Mary Reeves, and Arthur Brown by that Executor's Assent and Release dated March 6, 1981, and recorded in Deed Book 161, pages 635-638, Baldwin County records.
Together with all rights, title, and interest running with the above-described property but not taxed under a separate tax reference number as delineated on the tax maps of the Petitioner for the year(s) for which taxes are being foreclosed.
This property will be sold for the minimum bid price, which is the amount of delinquent taxes and accrued interest and penalties as of the date of the Order authorizing the Sale, together with all costs of foreclosure and subsequent interest and penalties, if any, through the date of the sale, plus an additional amount as ordered by the Superior Court of Baldwin County at a hearing on April 24, 2026.
